United Construction is the Design-Build Contractor for LogistiCentersm at I-80, a multi-phase, master-planned industrial park totaling more than 803,322 square feet in western Reno.

The project is being developed by national industrial real estate owner-operator, Dermody Properties and will be constructed in two phases. Phase 1 is currently under construction and includes two buildings, Building 1: 223,619 square feet and Building 2: 184,451 square feet.

Erlanger, KY. November 16, 2016 – United Construction Midwest is underway with construction for LogistiCentersm at 275 #2, a new speculative building on the CVG Site 3C located at 3521 Point Pleasant Rd. in Erlanger, KY. The project is being developed by national industrial real estate owner-operator, Dermody Properties, and Hillwood Investment Properties.

Upon completion, the 264,000 square foot building will feature 32-foot clear height, 27 dock doors, 228 car-parking stalls and 70 trailer stalls. It is ideally suited for e-commerce, manufacturing and distribution operations.

The project was designed by ATA Beilharz Architects out of Cincinnati and United Construction Midwest was selected by the developer through a competitive bid process to construct the facility. After breaking ground in August, site utilities and the foundation have started and the building structure will be tilted this December. The project is scheduled for completion in May 2017.

United Construction Midwest PACCAR

Minooka, IL. November 1, 2016 – As the general contractor, United Construction Midwest has made quick progress on PACCAR’s new center for selling and servicing used trucks. The project includes a 10.8-acre truck court with an 11,500-square-foot office and service center located at 550 Midpoint Road in Minooka, Illinois.

Following its ground breaking in August, the project is on track for a December 2016 delivery and when complete, PACCAR’s new Minooka Used Truck Center will feature five service bays, a truck wash and will have capacity to accommodate more than 300 trucks on site.

Established in 1904, PACCAR has grown into a Fortune 500 company and they are now one of the largest manufacturers of medium and heavy duty trucks in the world. Its subsidiaries include: Kenworth Trucks, Peterbilt Trucks, DAF Trucks and Leyland Trucks.

United Construction Midwest is managing this project from their local office in Des Plaines, Illinois. Additional project team members include NWS Architects Inc. in Chicago; Jacob & Hefner Associates in Lombard, Illinois; and Anderson Associates in Elgin, Illinois as the construction manager.

Renown United ConstructionReno, NV.  September 27, 2016 – The project is a Tenant Improvement/Renovation for a 42,000 square foot Class-A professional office building located at 10315 Professional Circle, Reno, NV.

United Construction partnered with Renown Health, Hammes Company (Owner’s Representative), and ZPD+A Architects to provide preconstruction services including preliminary pricing, mock-ups,  expertise about local conditions/climate best practices and assisted in coordinating meetings with local planning and building officials to help facilitate the project budget and schedule.

After partnering for the preconstruction phase of the project, and through a competitive bid process, United Construction was selected as the Construction Manager at Risk (CMAR) to complete the demolition and construction phases of the project. Demolition work started last week and the project is scheduled to complete in early spring 2017. Once the renovation work is completed, Hometown Health— the insurance division of Renown and northern Nevada’s only locally-owned, not-for-profit insurance company — will occupy the building.

Franklin Park, IL. August 4, 2016 – United Construction Midwest is partnering with Chicago Hardware as their Design-Build Contractor to demolish an existing 19,000 SF wing in their manufacturing facility and construct a new structure in its place. The single-story masonry and steel building houses the production of wire rope and chain fittings, industrial and marine hardware and allied products.

United Construction Midwest collaborated with Chicago Hardware and the Design Team (which includes Cornerstone Architects, Ltd. in Itasca, IL and Spaceco Inc. in Rosemont, IL) throughout the preconstruction phase to secure real estate and sales tax abatements, develop the design documents, prepare a project schedule and a project budget, obtain planning permits and produce a detailed GMP. Construction is now starting on the project and it is scheduled to finish this November.

Aurora, IL. August 4, 2016 – United Construction Midwest began construction last week on a 40,000 SF, two-story warehouse expansion for Planes & Sabatalo Enterprises, Ltd. in Aurora, IL. The building serves as a storage facility for new residents moving to the Chicago area and it will continue operations throughout construction. The project is scheduled to complete this November.

Chicago, IL. May 24, 2016 – United Construction Midwest received recognition from the Chicago Building Congress as a Merit Award Finalist for their eCommerce Distribution Facility project in Joliet, IL.

Project Description
CBC Merit Award United Construction MidwestThis project included the transformation of a 475,000 SF speculative building shell into a Class-A warehouse and fulfillment center for one of the most progressive and successful internet retailers in the world. The eCommerce facility located in Joliet, IL, was strategically designed to support the tenant’s sophisticated supply chain with a goal of achieving same day delivery of products ordered online to customers in urban areas such as Chicago.

To meet market demand this eCommerce facility needed to be operational before the 2015 holiday season, which left only a 12 week window for construction. With an exceptionally strict time constraint, the approach on this project needed to be as innovative and collaborative as the tenant’s approach to distribution. The successful on-time completion of this project met the tenant’s schedule requirements.

Based on the previously existing parking area, the spec building was originally built to accommodate 100 employees. During this project the parking area was expanded to over 800 parking spaces, increasing the employee capacity substantially.

Keys to Success
Team Collaboration, Innovation and Safety

CBC Merit Award United Construction MidwestThe project team worked in lockstep with one another in order to condense a 20 week project timeline into 12 weeks to meet the tenant’s schedule requirements. As the Construction Manager, United Construction Midwest guided the Owner/Landlord, GLP, to make decisions rapidly and lead the project team which also included NWS Architects, Inc. (Architect of Record); Jacob & Hefner (Civil Engineer); Ford & Associates (Tenant’s Consulting Architect); NASHnal Soils Test- ing, Inc. (Soils and Concrete Testing) and Krusinski Construction Company (General Contractor).

Project Team coordination and collaboration were the cornerstone of successfully making the tenant’s deadline. The entire Project Team met a minimum of once per week to coordinate innovative work schedules which included multiple subcontractors from each trade working extended hours, while maintaining a safe work environment.

The project required 200 tradesmen working multiple shifts, and there were zero reports of lost time accidents. The excellent safety record achieved on such a complex, fast paced project is the result of thorough Project Team collaboration and innovative planning methods.

Project Delivery Method
The delivery of this project was unique in the sense of complexity with scheduling and coordination to meet strict scheduling demands. GLP entrusted United Construction Midwest as the Construction Manager to ensure smooth coordination between the tenant, Krusinski Construction and all subcontractors and guarantee a successful on-time project delivery. This project was truly a team effort and resulted with exceeding the expectations of the end-user.
