Great job to our project teams for wrapping up expansions at Fremont and Mark Twain Elementary in time for the first day of school.

Over the past year, our superintendents worked closely with each school to manage construction on active campuses. It looks like they made quite an impression on the kids. In honor of completing the projects, we’d like to share what students observed during the building process. Some of our favorite takeaways are that construction is hard work, safety is key, the proper equipment and education are important, and “you have to be good to others.

Thanks to our UNITED TEAM for successfully completing both projects while setting a positive example for the students!

Check out the recent slab on grade pour for LogistiCenter at Speedway in North Las Vegas. As the Design-Build Contractor, United Construction is grateful to work with Dermody Properties on this exciting project.

This building will feature 251,800 SF of available space (divisible at 24,300 SF), 32′ of clear height, 52 dock doors, 8 grade-level doors and 182 car parking spaces and will be ideal for warehouse, distribution and manufacturing operations.

Reno-based manufacturing company announces groundbreaking of new 51,050 sf facility.

Reno, Nev. August 7, 2019 – United Construction is partnering with LUX dynamics, a Reno-based manufacturer of high bay lighting fixtures, to design and build their new manufacturing facility. The building will be located within blocks of the existing LUX dynamics corporate headquarters to further their exponential growth.

LUX dynamics was founded in 2008 by inventor, John McCarty, after he identified an opportunity to improve the design of industrial lighting fixtures so they would stay cooler, and in turn, last longer.  Their designs for high quality, longer-lasting products garner high demand nationwide among government agencies, NASA, industrial facilities, gymnasiums and even aquatic centers.

While LUX dynamics’ luminaires are frequently used in local facilities, the biggest driver of recent growth comes from government contracts for use throughout the United States. Their products are 100% made in America and engineered to reduce replacement costs – a winning combination that has LUX dynamics building for a bright future.

Construction for the new facility is scheduled to start immediately, with a groundbreaking ceremony Friday, August 16. (Click here for event details.)

As the Design-Build contractor, United Construction is providing in-house architectural design and construction management for the new 51,050 square-foot, tilt-up facility. The building will feature 28’ clear-height ceilings and a 5,724 square-foot mezzanine that offers flexible expansion options.

Michael Russell, CEO of United Construction shared, “We are honored that LUX dynamics selected us to build their new facility. There is something symbolic about building for an expanding, Reno-based company that nationally represents quality and ingenuity cultivated in our own backyard. Our industrial projects proudly feature LUX dynamics fixtures, similar to the ones that are illuminating NASA. They are manufactured down the street from our office – and that is incredible.”

With completion of the new facility, LUX dynamics will have capacity to expand their team of 48 to upwards of 100 employees. McCarty has great success attracting talent based on word-of-mouth. The culture at LUX dynamics has been carefully germinated around people’s genius; not their appearance.

McCarty is grateful for the support he has received from the northern Nevada community and would like to acknowledge Doug Erwin and Nancy McCormick with the Economic Development Authority of Western Nevada (EDAWN). Also, as a long-time member of Entrepreneurs’ Organization (EO) Reno Tahoe, McCarty appreciates the support he’s received from them over the years.

He credits Christopher Mann of Community Ventures for being instrumental in finding and procuring the perfect site for the future of LUX dynamics.

The United Construction Executive Team is thrilled to announce Michael Whittaker’s return to the company as Chief Operating Officer. As COO, Mike will oversee day-to-day operations and be a vital asset in helping United Construction continue to enhance operations and company culture.

Mike originally joined the United Team fresh out of college as an Assistant Estimator/Project Engineer. Over the course of eight years, he worked his way up through United’s preconstruction and operations departments. He has since gone on to serve in construction leadership roles, throughout Northern Nevada and California, working with private and public works customers to manage industrial, government, higher education, hospitality and specialty projects.

With a passion that started when he was a curious child who enjoyed building forts and working with his hands, Mike loves construction. After high school, Mike joined the United States Marine Corps Reserve, where he served as a Sergeant for eight years. Simultaneously, he attended California State University, Chico. His childhood interest in construction inspired him to earn a bachelor’s degree in construction management.

Mike is beyond excited to return to United commenting, “I am honored to come back and manage operations for the company where I got my start. This is more than a job change – it feels like a homecoming and I can’t wait to make a contribution.”

United Construction’s Charles Schwab Office project wins NAIOP Summit Award for Office Development of 2018, making it the second year in a row that United has won this category (USAC 2017).

United worked closely with the developer, Ken Stark with Stark & Associates, and the architect, Craig Smith with Arc Tec. The seamless delivery of the project is a testament to the expertise and collaboration of the team.

Limited inventory and a highly competitive market provided challenges in obtaining the right land. Stark & Associates worked closely with the Owner, Charles Schwab, for over seven years to find the perfect location, Rancharrah. Charles Schwab selected their Architect, Arc Tec, and through a competitive bid process, awarded United Construction as the General Contractor. The team worked in lockstep together to expedite the construction process and produce a high quality building, under budget and on schedule.

In 1957 Bill Harrah designed the “perfect place” to live in a setting that was like no other and named it Rancharrah. Today, this legendary estate has been reimagined, embracing its rich history and stunning landscape. As the first building to be constructed in the new Rancharrah community, 5301 Kietzke has set the bar high for buildings to come. The two-story, 20,259 square-foot building features floor to ceiling windows that frame incredible views expanding from the mountains to downtown. FINANCIAL ANALYSIS & SITE SELECTION
Charles Schwab spent the past seven years seeking the perfect location for their Northern Nevada branch office that would encompass all of their existing functions and allow room to expand their current operation. Schwab was determined to find the premier location that was central to their client base with easy access from Downtown Reno, South Reno and Lake Tahoe. Schwab’s goal was to implement a major long-term investment in their Northern Nevada branch office from the ground up that would serve to inspire their investor clients from out-of-area locations to feel at home and even instill a desire to relocate to Northern Nevada themselves.

When the Rancharrah land first came to market, the preliminary Planned Unit Development required all new developments to have a rustic, older and more nostalgic look similar to the Harrah’s ranch house and outbuildings that it would replace. After considerable work and diligence from Rancharrah’s engineer Wood Rodgers, the PUD was successfully amended to allow the Rancharrah land to facilitate a cutting edge, modern, Class A facility and Schwab knew the pad at 5301 Kietzke Lane in the Meadowood submarket was the right fit for their needs. Schwab also knew this pad would be a desirable location for other professional companies seeking upper tier office space that sets the new standard for class and quality in the Reno area.

The Rancharrah development and other higher end land developments have seen additional demand and market growth since Schwab acquired 5301 Kietzke, started construction, completed the development, and then moved into the property.

5301 Kietzke is a stalwart of class, sophistication, technology and it stands proudly as the development that others will surely emulate.

ECONOMIC IMPACT
5301 Kietzke, known as the Schwab building, has had a major impact locally on the office marketplace and is significant to keeping the growth of Northern Nevada office in the positive direction.

5301 Kietzke is setting a new market high for professional office rents in the Northern Nevada market as the property’s amenities and construction provide prestige, aesthetics, comfort, views, access and value to discerning tenants who are seeking the premier location for their business.

Additionally, 5301 Kietzke was the largest professional office (non-medical) building delivered in 2017 and 2018, with the second closest being less than half the size.

5301 Kietzke is the gateway project to the Rancharrah development in two ways. It is located at the entry to the development and it was the first office or commercial development for the 141-acre Rancharrah project, which is arguably one of the most desirable areas in all of Reno.

Since moving in, Charles Schwab has already experienced 20% growth in hiring and the building provides room to grow their professional staff in the future.

Stark & Associates has been in negotiations with national and international professional services firms, as well as technology related firms seeking a headquarters to find the right fit for the building. The demand has been high and 5301 Kietzke is extremely well received by professionals accustomed to large metropolitan Class A office product – and 5301 Kietzke effectively competes with them. With Charles Schwab’s expansion and the new tenants interested in the property, the availability of internationally established services in Northern Nevada and the spectrum of premier businesses residing in Northern Nevada shall be significantly impacted for the better.

INNOVATION
5301 Kietzke was designed to be as efficient as it is stunning. Floor-to-ceiling glass walls provide a modern aesthetic, breathtaking views and energizing amounts of sunlight for guests and employees to enjoy throughout the workday. The unique floor plan was designed to leverage the daylight for maximized lighting efficiency and enjoyment. Complimenting the natural daylight and picturesque views are modern LED light fixtures that double as artistic design enhancements. Lighting and door controls are digitally programmed and managed online for ultimate of use and sustainability.

Together, innovative building design and wise material selection create the ultimate window system that regulates temperature, glare from the sun and noise reduction. The Charles Schwab Office was designed with 4-foot by 4-inch vents along the floor-to-ceiling glass walls. The vents ensure consistent temperature control year-round. Additionally, upgraded MechoShade systems are in sync with the sun and direct the window treatments to lower and raise automatically, or at the push of a button.

CHALLENGES & SOLUTIONS
The major challenge of this particular project was site selection, the remainder of the development process was streamlined due to the expertise and constant communication amongst the team. When preparing this award submission, we interviewed the project team members. A summary of the takeaways are “The schedule was tight, and the Charles Schwab’s expectations were high. We each knew that going in, and worked closely together throughout construction to exceed their expectations.”

Charles Schwab, Stark & Associates, Arc Tec and United Construction collaborated regularly to avoid challenges before they arose. Everyone knows that there is no such thing as a development project without challenges; the seamless delivery of this project is a testament to the expertise and collaboration of the team.

Relocating operations from California, eco-conscious packaging company announces the groundbreaking of their new facility in Northern Nevada.

United Construction, Northern Nevada Development Authority, Storey County and Nevada Governor’s Office for Economic Development will welcome Berkley manufacturing company during their groundbreaking celebration on Friday, May 17.

Berkley’s new 80,472 square-foot manufacturing facility will be constructed on 12 acres directly across from Aqua Metals in the Tahoe-Reno Industrial Center. The building will feature an attached 4,400 square-foot, Class-A office. It is scheduled to begin operations late 2019.

Amid rising business costs in California, Berkley began their search to relocate a couple years ago. Proximity to current customers and tax incentives made Northern Nevada a standout choice.

Congratulations to Bedrosians Tile & Stone on the Grand Opening celebration of their new showroom and warehouse in Reno, NV.

Shout out to Pete Brunner (United Superintendent) for doing a fantastic job. His grandsons think he’s pretty cool, too!

The new 53,000 sf facility features a state-of-the-art showroom, a 22,095 sf warehouse with a 5-ton overhead crane spanning 70 feet, and plenty of room for future expansion.

RENO, Nev. — Northern Nevada’s construction community showcased its best work of the past year at the annual PINNACLE Awards, sponsored by the Nevada Chapter AGC.

The Projects In Northern Nevada Achieving Construction Leadership Excellence, or PINNACLE Awards program, was established in 1999 to honor the “Best of the Best” in Northern Nevada construction projects; recognizing construction leadership, excellence and community spirit.

Independent judges from the Utah AGC Chapter, measured entries based on safety, craftsmanship, challenges met, client relations, innovation and “green” building practices. Projects must have been completed during the 2017 calendar year.

General Engineering Construction and Building Construction projects vie separately for the PINNACLE Award in two divisions: under and over $5 million. Specialty Contractors vie for the PINNACLE in the over and under $500,000 $500,000 category.

United Construction received an award for Building Contractors under $5 million: Meeting the Challenge of a Difficult Job for the University Studies Abroad Consortium Annex.

Foot and auto traffic congestion. Unforeseen soil issues. Spikes in material prices. Such were the challenges, and more, overcome by United Construction in building the three-story, 11,631-square-foot office structure in the core of the University of Nevada, Reno’s main thoroughfare.

Situated on the west side of North Virginia Street across from Nightingale Concert Hall, the University Studies Abroad Consortium Annex presented United with changing land elevations that required exterior design adjustments, notably increasing the top floor by three inches to compensate.

Additionally, the site featured heavy clay soil that required mass excavation and the addition of a retaining wall with soil nailing and helical piers. United worked closely with geotechnical consultants to ensure that the retaining wall supported the soil of adjacent properties as well.

Then came a significant escalation in the price of materials, in some cases by 30 percent. One of the building’s interior finishes was to be a wood composite, and the cost swelled by more than $30,000. United worked closely with USAC the architect, Van Woert Bigotti, to find an alternative cedar product at a more reasonable price but with a similar visual impact.

Their teamwork shows in a the iconic stature of the final product which was completed in August 2017 at a cost of $3.8 million.
